Uniciti launches the first phase of its residential development, with an offer of exceptional serviced plots of land, ready for construction. The development, which is located at the west end of the city, is located in the precinct of Oceanside, which comprises 3 distinct neighbourhoods, namely « The Village », « The City Garden » and « The River ». Harmonious development is the driving force here, to ensure for future residents a place where they can feel safe whilst enjoying a dynamic lifestyle at the heart of luxuriant nature. The acquisition process within this first phase is open to Mauritians and expatriates holding a Residence, Occupation, or Permanent Permit. Oceanside precinct is wholly part of Medine group’s Smart City, enjoying an idyllic location on the West coast. This residential development has been designed by a team of international and local experts to present an original design concept – notably that of pocket neighbourhoods, which is a first-ever in Mauritius. Oceanside sprawls over a surface area of some 28 hectares on the elevations overlooking Flic-en-Flac, and is ideally close to the centre of Uniciti. Its initial development phase comprises 272 serviced plots of land, proposing a wide range of surface areas: from 375 to 1,520 m2, at prices starting from Rs 3.1 M.

The first residential phase of Oceanside, located at the west end of Uniciti, reconciles novel urbanism, a unique art of living, and promises a smart lifestyle. Sustainability is its fundamental principle, as translated through the spatial, ecological, economic and social focal aspects of the development. It presents an original design concept, a first-ever in Mauritius, notably that of distinct and distinctive pocket neighbourhoods, each with its own architectural character and setting its distinctive ambience.  The new urbanism approach, a first-of-its-kind in Mauritius, is already prized in Europe and South Africa as it enhances social inclusion and invites interaction between neighbours; offers easy and safe circulation for residents and in particular for children. The neighbourhoods are interconnected but in such a way as to limit vehicular traffic within the individual pocket neighbourhood – the purpose is to offer residents of this precinct a living space that promotes family life, offers places for neighbours to meet and where children can also play safely.

Indeed a flagship of novel urbanism principles, this first phase of Oceanside residential development offers an impressively wide-open circulation network with views onto the beautiful surrounding landscape, which also enhances natural airflow and offers a large ratio of green spaces. The set architectural principles are simple yet so smart:  wide roads bordered by tall trees, long-distance perspectives, low-rise construction favouring horizontal lines and lively colours, are the elements which compose an overall modern and sober feel for a signature style.

Future owners of this first residential phase benefit from an exceptional location on the West coast, at the heart of Uniciti Smart City. Its quality infrastructure and other key assets such as its proximity to Uniciti’s campus, its international schools, SPARC sports and medical centre (the biggest of the region), Uniciti Office Park the city’s modern business centre and the popular Cascavelle Shopping Mall enhance its attractivity. Not far off are some of the region’s favourite leisure destinations such as Casela Nature Parks, the widespread nature reserve of Yemen, Tamarina Hotel and Golf Club, Cavalia horse riding centre. Last but not least, it takes just a short drive to get to Flic-en-Flac’s exquisite beaches and the iconic surf spots of Tamarin Bay.

To be among the first buyers of a serviced plot of land in any one of Oceanside’s neighbourhoods, and to count among the first residents of Uniciti, also comes with the offer of a Lifestyle Membership. These are exclusive packages, available in three options, that open for buyers and their families privileged access to the high-quality infrastructures of the Smart City and Medine’s popular leisure attractions and facilities within Uniciti and in the region.

The Village, The City Garden, The River

The 272 serviced plots the first phase in Oceanside precinct spread out across three distinct neighbourhoods sharing a common finality: a harmonious development. The fundamental design principle of « The Village »« The City Garden » and « The River » lays in sustainable development, as translated in its architectural and landscaping model, which positions Oceanside as a prestigious address at the heart of Uniciti.

The spatial, ecological, economic and social aspects of the development have been thought-out in line with principles of sustainability. This includes rainwater management and an internal road infrastructure design apt to preserve and highlight the surrounding landscape, and ensure harmony with nature.

« The City Garden » borders the South of Oceanside; it blends modern architecture into luxuriant nature. This neighbourhood offers 67 plots varying in surface area between 452m2 and 1525m2.

« The Village » is nearer the centre; its design concept favours a colourful architectural style with a palette of greys, turquoise and green. This neighbourhood comprises 95 plots varying in surface area between 375 m2 and 1240 m2.

« The River » occupies the farthest North-Western boundary of the Smart City; it is its more peaceful part and the greenest neighbourhood of Oceanside, which inspires its architectural style that translates its privileged connexion with nature. The River offers 110 plots varying in surface area between 450 m2 à 1475 m2.

Investing in the Smart City

This is a first in Mauritius ! Up to now, expatriates living in Mauritius could not buy serviced plots of land: they were limited to the acquisition of already built-up (off-plan) residential units, subject to specific conditions. As per the recently defined new guidelines of the Economic Development Board, expatriates living in Mauritius can now acquire a residential serviced plot of land within a Smart City, provided that: its surface area does not exceed 2,100 m2; the acquisition is concluded prior to 30th June 2022; and construction thereon completed with a 5-year span.

With this first phase of residential development within the precinct of Oceanside in Uniciti, Medine offers the first residential plots that can be acquired by both Mauritians and expatriates holding a Residence, Occupation, or Permanent Permit.

Another significant advantage attached to this new scheme for Mauritian and expat investors is that once the residential unit has been completed, respective owners, whether expatriate or Mauritian citizens can sell the property to any other Mauritian or foreign citizen across the world – in which case the second buyer does not need to hold a Residence, Occupation, or Permanent Permit. This is a major asset indeed, considering the size of the international market this opens up for any owner wishing to resell his Oceanside residential property.

Medine’s expertise

As a Medine brand, Oceanside’s development and its first phase are an assurance of the group’s expertise with regards to successful residential development projects that count among the best in the West of the island. Every one of the group’s projects is developed by duly qualified experts, bearing in mind key characteristics and benefits that investors and buyers favour: a perfect balance between professional and family life and a convivial residential environment.

As Joel Bruneau, Managing Director of Medine’s Property department puts forward: « The launch of Oceanside, Uniciti’s first residential development is a new milestone along the timeline of Medine group’s Smart City’s growth. The Group lays emphasis on a responsible development approach as the cornerstone of its strategy. The publication of Medine group’s master plan in 2005 cast the foundations for a harmonious and coherent development of the major part of the Group’s land bank located on the West coast of the island. Under this master plan, the creation of a city designed in alignment with responsible and sustainable development practices was already foreseen – it would be one that would guarantee an exceptional quality of life to its inhabitants. From then on, Medine has significantly invested in the ecosystem of its Smart City. Its first residential phase with a unique and innovative concept in Mauritius is complementing an already comprehensive and well-established offer. »

Oceanside marks an important step in Uniciti’s overall development, which is planned to spread out over an expanse of 823 arpents; to be an integrated, dynamic and connected city reconciling sustainable development and exemplify fully the Smart City’s driving concept: « Live-Work-Enjoy-Learn ». Several projects are already accomplished, namely Cascavelle Shopping Village, the business precinct of Uniciti Office Park, Uniciti’s Student Life Residences, the Middlesex University campus, Westcoast Primary and Secondary schools of, a first phase of Magenta park which will in term cover a surface area of some 15 hectares, as well as SPARC sports and medical centre.

Visits are already open for Oceanside – upon appointment booked with Medine Property sales team.
